Your IDX website is often the first place a serious buyer meets you. If it takes five seconds to show a search page on a phone, many visitors will give up before they see a single listing. Speed is not just a technical nicety: it affects how people feel about your brand and how many of them reach the contact form. This guide explains why listing sites load slowly and gives you a checklist you can use, or hand to your web person, to make yours faster and safer.
Why IDX sites are often slow
Listing pages are heavy by nature. They load many photos, maps, filters and scripts from third-party feeds. Add a bulky theme, several plugins, unoptimised images and cheap shared hosting, and the result is a page that struggles on a mid-range phone with an average mobile connection.
The feed itself is usually outside your control, but almost everything around it is not. Hosting, caching, image sizes, fonts and tracking scripts are all choices, and each one can be improved.
Test it the way your clients use it
Open your site on a phone using mobile data rather than office Wi-Fi. Try the home page, a search result page and a listing page. Notice how long it takes before you can read and scroll. Free tools such as Google's PageSpeed Insights give a score and a list of suggestions, and you can run them in a minute.
Do not obsess over a single score. Look at the pattern: if the biggest delays come from images or third-party scripts, those are your first targets. Test again after each change so you know what helped.
Hosting, caching and images
Reliable hosting with page caching and a content delivery network can cut load times dramatically, because cached pages are served instantly instead of being rebuilt on every visit. Make sure the server is in or near Canada if most of your visitors are.
Images are the other big lever. Resize photos to the dimensions actually displayed, use modern formats where supported and load images lazily so those below the screen wait their turn. Remove unused plugins and heavy sliders, and limit the number of tracking scripts to those you really use.
Connect the site to your CRM properly
A fast site that loses leads is still a failure. Every contact form, saved-search sign-up and valuation request should reach your CRM, with the source recorded, and trigger an instant reply. Send a test submission from each form once a month, because forms silently break after plugin updates.
Also check that notifications go to an address you actually read, and that spam filtering is not swallowing real inquiries.
Display rules and privacy basics
Boards and CREA set rules for how listing data must be displayed, including attribution and disclaimers, and your IDX provider will usually spell out its own requirements. Review them with your brokerage, because non-compliant display can lead to warnings or loss of feed access. Add a clear privacy policy that explains what the site collects, in line with PIPEDA and, where relevant, BC PIPA.

Backups, updates and uptime
A website is software, and software needs maintenance. Install updates on a schedule, keep daily backups stored away from the server and monitor uptime so you hear about an outage before a client does. Use strong, unique logins with multi-factor authentication for the site admin, because compromised website admin accounts are a common way to publish scams under your name.
Assign an owner. If nobody is responsible for the website, nobody updates it.
